Moorhouse Property Services provides four levels of services to Landlords – Guaranteed Rent, Full-Managed, Rent Collection and Tenant Find Only.
Please find brief details of each service and the relevant fees.
All fees are inclusive of VAT @ 20% unless otherwise noted.
1. GUARANTEED RENT
No fees or commisions to pay - we pay you. Rent proposal post appraisal
02. FULLY-MANAGED
Provision of the Moorhouse Property services as detailed in the Landlord Terms of Business which includes:

Preparation of the property - staging & and photos

Advertise the property on all the major property portals

Accompanied Viewings

Tenant Referencing, Credit checks & background checks

Tenancy Agreements & Legal Documentation.

Collecting the deposit and first instalment of rent

Registration of deposit with government-approved Tenancy Deposit Scheme

Monthly rent payment collection & and chasing late rent when required.

Inventory and Schedule of Condition

Tenancy renewal and annual rent review

Costs:
Prices vary according to the size of the property but start at 10% per month deducted from the rent as received, with no start-up fee.
03. RENT COLLECTION
Provision of the Moorhouse Property services as detailed in the Landlord Terms of Business which includes:

5% per month deducted from the rent as received.

A non-refundable advance payment of £150 including VAT is payable upon instructing Moorhouse Property Services to market the property.
04. TENANT FIND ONLY
Provision of the Moorhouse Property services as detailed in the Landlord Terms of Business which includes:

Preparation of the property - staging and photos

Advertise the property on all the major property portals

Accompanied Viewings
-
Tenant Referencing, Credit checks & background checks

Tenancy Agreements & Legal Documentation.

Collecting the deposit and first instalment of rent
Costs:

Tenant Find – per room £350 incl. VAT
-
HMO Properties 4+ rooms – £600 incl. VAT
Payable for each letting where The Tenant is introduced by The Agent

A non-refundable advance payment of £150 including VAT is payable upon instructing Moorhouse Property Services to market the property. The remaining balance is payable on the commencement of the tenancy and deducted from the rent collected at the commencement of the tenancy.

03. RENT COLLECTION

Deposit Registration | £30 per tenancy payable at the beginning of the tenancy – this is not an annual fee.
Register landlord and tenant details and protect the security deposit with a
Government-authorised Scheme. Provide the tenant(s) with the Deposit Certificate
and Prescribed Information within 30 days of the tenancy start date. |
Arrange Certificates (gas, EICR, EPC) | £30 plus cost of contractor |
Tenant Check Out & Deposit Return | £90 per tenancy.
Attending the property to undertake an updated Schedule of Condition
based on the original inventory and negotiating the repayment of the security deposit. |
Tenancy Dispute Fee | £70 per tenancy.
The costs associated with the preparation of all evidence and submitting
the case to the tenancy deposit scheme as well as dealing with all
correspondence relating to the dispute. This only applies where the agent
has protected the deposit. |
Accompanied Check-in | £90 per tenancy (included in Tenant Find)
Attending the property to welcome the tenant, confirm the Inventory and
Schedule of Condition, explain the operation of appliances, highlight the
location of, stop-cocks, test that all smoke alarms and carbon monoxide
detectors are present and in working order. This is subject to an approved Inventory. |
Tenancy Renewal | Prices vary according to the size of the property and start at £50 –
payable only where a new fixed term is agreed. |
Guarantors references (if required) | £40 per guarantor.
Covering credit referencing and preparing a
Deed of Guarantee (or as part of the Tenancy Agreement). |
Charges may apply for additional services provided and these are
detailed in the Landlord’s Terms of Business |
CANCELLATION
If you cancel within the 14-day cancellation period then any fees paid will be reimbursed in full and you will not incur any fees as a result of the reimbursement. However, if you have asked Moorhouse Property Services to begin the performance of services during the cancellation period, you remain liable for an amount which is in proportion to what has been performed until your cancellation notice was received.
Where Moorhouse Property Services are instructed to let a property and marketing has begun, should the landlord cancel the service prior to a tenant being found there is a cancellation fee of £100.
Where Moorhouse Property Services are instructed to let a property and a tenant is found, should the landlord cancel the service prior to the check in, a cancellation fee equal to the current Tenant Find Fee will be payable plus other costs incurred e.g. inventory.
Where Full Management or Rent Collection service is cancelled during the tenancy (including any extensions either a new fixed term or monthly periodic) a fee of £200 inclusive of VAT will be payable.
Moorhouse Property Services is a member of the Property Redress Scheme (PRS) for Lettings Redress Scheme under membership number D8808.
