Renting a property - information for tenants
We love creating safe spaces for tenants to call home. Here's some helpful information regarding our services and processes

Once you have viewed a property and we've decided to proceed with letting the property to you, we will start the process of arranging the holding fee, references, tenancy agreement, deposits etc…
References
Before commencing the tenancy, we will need to obtain satisfactory references from your employer and/or a previous or current landlord. We will confirm your right to live and work in the UK and seek proof of your identity and that of anyone living with you. If you have any credit issues or you believe there is any other information that may affect your passing our referencing procedure, it is imperative to tell us straight away. There may also be instances when we require a personal reference or guarantor.
Tenancy Agreement
Once the terms have been agreed upon by both parties and satisfactory references have been received, you and the landlord must sign the relevant documentation.
Inventory
An inventory detailing the contents and condition of the property is prepared before the start of the tenancy. You and the landlord will be provided with a copy.
Deposits & Rent
Prior to the commencing of the tenancy, we will require a security deposit equivalent to 1 month's rent and the first rental payment, a month in advance
.
Your deposit will be registered to a government approved deposit scheme such as (DPS or TDS).
Tenancy Holding Deposit
When you rent a property with us, we will take a Holding Deposit of the equivalent to one week’s rent for the property you are interested in.

Please note Moorhouse Property Services or the landlord may retain the right to withhold the holding deposit if:

The tenant fails the right to rent check regardless of when the deposit was accepted.

The tenant provides false or misleading information to the landlord or the letting agent, which the landlord is reasonably entitled to consider in deciding whether to grant the tenancy because this materially affects their suitability to rent the property.

The tenant notifies the landlord or letting agent before the agreement deadline that they have decided not to enter into the tenancy agreement.

The tenant fails to take all reasonable steps to enter into a tenancy agreement.When you rent a property with us, we will take a Holding Deposit of the equivalent to one week’s rent for the property you are interested in.

Rental payments overdue by more than 14 days will be subject to interest at the rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received

Other Permitted Payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation, including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices, changes to the tenancy agreement, or early termination if the Landlord agrees they can be made up to the permitted limits.

Need to report a repair?
Property maintenance is to be reported through the COHO App. Please be as descriptive as possible and always provide a photo of the problem when you can.
